What the new proposals will look like:
The new application would be a simple revision to the existing outline planning permission and relate to the same form of logistics led employment uses on the same site, but with the proposals being constructed using a new ‘Predict and Provide’ permission rather the original ‘Monitor and Manage’ permission.
The application site would remain unchanged, with the recently constructed landscape buffer along the A43 and the strategic landscaping continuing to form part of the proposal, and the Cowthick Plantation Woodland along the A6116, retained in full.
Indeed, additional ecological and biodiversity enhancement, beyond those already required, would be delivered in the woodland as part of the new proposals.
These would include the installation of wildlife features such as bat and bird boxes, log piles, grassland enhancement along the rides and long-term woodland enhancement to increase diversity of broad-leaved trees within the woodland. Access to the site would continue to be taken from the new roundabout on the A43 and onwards into the site along the new internal estate roads.
Alongside amendments to the method of transport assessments, the new application would also include updated planning approvals of the remaining undeveloped plots.
This will ensure that the new buildings are able to fully respond to the needs of the evolving modern logistics industry and bespoke occupier requirements.
